Estimates are not quotations

Every figure produced by this site is an indicative estimate generated from typical rates and the answers you gave. It is not a quotation, not an offer, and not a contract. Nobody has inspected your property. Actual costs depend on site conditions, specification, access, programme and the individual contractor.

You should always obtain at least three written quotations from suitably qualified contractors before committing to building work, and you should rely on those quotations rather than on anything shown here.

Insulation and energy figures

U-values, heat-loss reductions, energy savings and carbon figures are modelled from standard building physics and published assumptions. They describe the performance of the building element in question, not the performance of your whole home, and they are not a substitute for a SAP or RdSAP assessment, an EPC, or advice from a qualified installer or surveyor.

Regulations

Information about planning permission and building control is general guidance about Northern Ireland and can change. Requirements differ between councils and between properties. Always confirm the position with your local council before starting work.

To the extent permitted by law we accept no liability for any loss arising from reliance on this site. Nothing here limits liability for death or personal injury caused by negligence, or for fraud.

The quote matching service

Where we introduce you to a builder, we are making an introduction only. We are not a party to any contract you enter into with them, we do not supervise their work, and we do not guarantee it. Carry out your own checks on insurance, references and competence.

Your use of the site

You may use these calculators freely for your own project, and quote our figures with a link back. You may not scrape the site, republish the rate tables wholesale, or present the estimates as your own professional advice.
